Even in times of COVID-19, landlord duties continue which cannot be ignored.

Here I am at the front gates of my unit in the gated community.

Today I decided to take a trip there to check things out.  I’m not actually going into the unit as I need permission to do that.  I’m also not getting out of the car.

I like to make sure things in the community are being kept up and that common areas are in good shape with no issues.

Everything looks good and things are pretty quiet.

The association with this unit does an excellent job with common area maintenance.

Now I am leaving the gated part of the community.  This is a photograph of the unit’s community center, pool, and indoor gym.

Currently these amenities  are all closed to residents due to COVID-19.

Even the manager is not working on site anymore.

In summing up, always do a a drive through of your investment properties approximately every three to six months to keep abreast of any new developments.

It always pays to know if the common areas are being maintained and what the association is doing with your condo fees.
