How to Be a Landlord – Teaching the “Intern”

I was scheduled to do some routine maintenance at the condo today.

One of the technical directors had a free morning and asked to go along.  I told him sure, I would show him the “landlord business”.

The first thing I told him was to wear the condo keys around your neck.  You will be in and out with the maintenance people and it is way too easy to leave the keys on the table or counter top.  You don’t want to forget where you placed the keys or get locked out of a unit.

When you get to the unit, be sure to check out the common areas.

Check to see if things are well maintained or if they need some care.

This condo is in a gated community and the fencing looks in good shape.

Due to the COVID-19 Pandemic, the gym, indoor meeting/bar room, and pool area have been closed for the last year.

Currently there is no water in the pool.  There is some mulch and other debris in the pool.  I’m not sure if the pool will open for this summer.

As a good landlord, I need to check on this because I don’t know for sure what is going on.

The pool and pool area is closed to residents.

For the last couple of weeks, there has been an issue with the front gate not working.

It has been left open.  Not sure I like that but I will, also, check to see what is going on with that.  The home owner association talked about one time ordering a new gate but I guess it is very expensive to replace.

This is another thing the good landlord will have to check on.

Although the gate is not working, the grounds are being carefully maintained and look nice.

When you are the landlord working with maintenance people, plan on workers being late.  Take a book or magazine to read while you wait.

Today the workers were over an hour and a half late.

We went out and had some lunch and then came back.

They worked quickly but they didn’t clean the vent from the outside as they did last time.  Not sure I would use the group again.

I also checked the utility shed as I had issue with leaking water on the floor.  The floor was dry.

I checked out the garage but forgot to see if I needed any replacement furnace filters.  I need to check on the light bulb wattage for the large hanging lights and replace those.

But it is all in a landlord’s day.  It not just collecting rent checks.  I hope my “intern” enjoyed his morning.
