How to Be a Landlord – Teaching the “Intern,” Part II

If you have been reading along with our previous blog articles, we are following up with our landlord and “intern” team.

The landlords are currently refinancing a unit. The new loan interest rate will be lower and nine years will be cut off the mortgage, so it pays to refinance now.

Today the landlord had to meet a mortgage appraiser at the unit and the landlord “Intern” came along for the trip.

The mortgage appraiser was prompt and on time. Always a plus for the landlord. The appraiser had a few questions regarding condo fees, etc. He then went through each room and with his phone APP and measured the size of each room. He also went into the one-car garage to measure it. Finally he took photographs of each room and promptly left. He did not need to see the pool or the gym as they had photographs already on file for that. He was very fast and efficient.

After he left, the utility shed was routinely checked and it was noticed that there was a leak present. The “intern” was returned to his home “office”.

The appropriate technician was immediately called and the landlords returned to the condo. The problem was determined to be a clog in the outside lines which was not part of the landlords’ property.

Since this was around suppertime, the landlords went out for a quick take out meal. The meal was eaten on the charming outdoor patio at the condo. The area was located outside of the pool and was very peaceful.

Are We Done Yet?

Upon arriving home, the tenant was updated and the management team was contacted for the unclogging of their outside drain lines.

We got a quick response to our emergency email and the needed repairmen will be by tomorrow to correct the clogged pipe.

Hopefully, this will take care of our issue, too. However, it will require a follow-up trip by the landlords and possibly the “intern” to check things out. Even a small leak can cause a lot of damage and it needs immediate attention.

A copy of the invoice was placed in the tax paperwork file. The mortgage appraiser evaluation form also needs to be filled out.

But it is all in the life of the landlord and the “intern”.

Update: July 9, 2021

I was called back to the unit because the maintenance department of condo. association wanted to check out the inside of our unit.

For some reason, they were not able to tell me where what looked like “wet lint” came from inside our unit. Not sure if this “wet lint” came from above or was pushed up when things flooded.

I was impressed with the management’s team as they also vacuumed the shed’s floor for me.

For now, we are keeping a watch on things.
